On the intersection between Coogee Bay Road and Arden Street
Adrian is on the beachfront intersection between Coogee Bay Road and Arden Street to talk about
➥ Official recognition for the local Greek Community
➥ The first winners of The Block back in 2003
➥ Sydney Mardi Gras royalty
➥ The latest extension to the Coogee Bay Road Shared Village project
Hi, it’s Adrian Bo and today I’m on Coogee Bay Road. Right on the intersection here of Arden Street. Where the Shared Village project which is one way on Coogee Bay Road, heading west, was first launched in November last year. Council last week voted to extend the project until April, after a survey of 3,029 local people gave a 79% thumbs up to extend it. In fact, 86% of respondents wanted to make the wider footpaths, live music and extended outdoor dining space, permanent. Yes, turning this section of the road into a one-way street, may have caused a few extended journeys for some people. But the feedback appears to be overwhelmingly positive to help local businesses get back on their feet after a very tough 2020. A win for the local Greek Community this week as the Council decided to officially recognise Greek Independence Day this year. It being the 200th anniversary since Greece became independent. And to honour the contribution of the local Greek community, which is abundant in Maroubra, Coogee, Randwick, Clovelly It will raise the Greek flag and hold a civic reception on March 25.
Last week the new Rainbow Walkway was unveiled at Coogee Beach right behind me here. With the ceremony featuring Sydney Drag Royalty in the form of Charisma Belle, Carmen Geddit and Hannah Conda. The launch of the 47-meter long rainbow was mc’d by Julie McCrossin who took part in the original Sydney Mardi Gras back in 1978 at its inception. What an amazing weekend that was. My sale at 142 Arden Street in Coogee, has made the news headlines across Australia and all the way through to the UK on the UK Daily Mail. The 6 bedroom Federation home sold for $4.095 Million, More than $245,000 over the reserve price, and it sold to Fiona Mills and Adam Thorn who won the very first series of The Block back in 2003, some 18 years ago. Hosted by Jamie Durie back then. The first series of the Block averaged 2.2 million viewers. The Grand Finale reaching 3.1 million viewers when Fiona and Adam sold their renovated ground floor unit for $751,000 in Bondi generating a profit of $156,000 and taking home that as well as an extra $100,000 for being the actual winners. My social and digital marketing approach, along with the local marketing campaign, managed to attract 84 groups to view 142 Arden St which produced 7 registered bidders, 8 contracts were issued, hence the auction generated. another premium price.
Well above the reserve. I also sold last week 907 Anzac Parade in Maroubra. The social and digital marketing campaign for that property, generated 60 groups, with 7 contracts out, 4 offers, and the property selling for a fantastic result of over $2 million before the auction. Interestingly, this week Randwick CC released a report regarding the pre and post-colonial history of Anzac Parade as a unique cultural route fundamentally Randwick CC is flagging that Anzac Parade has a very significant military history. In fact, more so than any other area in Australia. And as such deserves consideration for heritage recognition. The report highlighted 19 associated military sites and 10 Memorial sites on Anzac Parade. So, this certainly deserves a deeper look and I will likely cover it in further videos in the coming weeks. So, this is “Yamas” to the great community which in Greek means “Cheers” for a very bright beachfront. Thanks to the Mardi Gras followers, more music and outdoor dining on Coogee Bay Road to look forward to. And always remember your home is worth more with Adrian Bo.
